Plans Unveiled For 80-Bed Hotel Near Everton’s New Stadium

A five-storey hotel could soon be erected in the vicinity of Everton’s new Bramley-Moore Dock home. Liverpool Council’s planning committee will review proposals next week for an 80-bed establishment on Regent Road, Blackstone Street and Fulton Street, offering views of the new 52,888-capacity stadium.

The proposed site, surrounded by a blend of industrial and warehouse buildings, houses a Grade II listed former mill. The design plans include 32 bedrooms within the converted listed building and an additional 48 bedrooms in the new build section.

The warehouse, built circa 1850, comprises two separate mid-19th century units within a single structure, representing a significant example of early fireproof warehouse design. A planning document highlighted surviving key interior features such as concrete and heavy softwood floors, trapdoors, cast-iron door frames, jigger lofts with hoist pulley lines and beams, and original roof structures.

“Cast iron columns do not appear on the second floor where the roof structure and attic are supported on timber columns. Other warehouses retain their original massive Queen-post trusses and side purlins.”

The document also noted that the roof is currently covered in interlocking concrete tiles but would have originally been slate, and the original spiral stairs remain intact, reports the Liverpool Echo.

According to the proposed designs, the warehouse would house four floors of hotel rooms on top of a basement level. The ground floor is set to feature both a Regent Bar and Fulton Bar, flanking a central lounge area complete with reception and entrance from the Blackstone Street side.

City council recommendations strongly support approval of the plans, highlighting the timing with changes made to cater for a new football stadium expected to be finished by the end of the year. The report emphasises: “The proposal would bring a listed building back into a long-term viable use and secure its future.”

Additionally, it states: “The proposed development would support the regeneration of the Ten Streets area and have a positive impact on the wider area. In conclusion, it is considered that the proposal offers a high-quality hotel scheme that would lead to the re-development of a brownfield site improving the built environment together with the re-use of a listed building and as such would be a regeneration to the local area.”
