Plans Back For £81m Arena Central Office Scheme

Proposals for a new £81 million office development in Birmingham city centre are back with planners again despite already receiving consent twice.

5 Centenary Square would be the third office block developed at the Arena Central project opposite the Library of Birmingham.

Previous iterations of the application secured the green light from the city council in 2019 and 2021 but that second consent has since expired so the designs have been altered again and re-submitted.

In this latest version, developer Kier Property is hoping to win permission for a ten-storey office building with two floors of plant, landscaping, a top-floor terrace overlooking Centenary Square, 12 accessible basement car parking spaces and a 160-space cycle hub with changing rooms.

Covering a total of 280,863 sq ft, it would be housed at the corner of Broad Street and Bridge Street next to the former Municipal Bank which is now owned and used by University of Birmingham.

Designed by Make Architects, it is broadly similar to the previously consented scheme however this latest application does comprise some changes.

These include moving the cycle parking from the basement to the lower ground floor, meaning it is accessible directly from Bridge Street, and a small unit for retail or a café has been added fronting onto the Bank Court public square.

The reception has been reconfigured and made larger to accommodate access to the cycle hub and its core has been amended to provide a greater flexibility of options for tenants.

The building could accommodate around 1,385 people, according to newly submitted planning documents, while the two-year build programme is expected to generate the equivalent of 421 full-time jobs.

5 Centenary Square would be developed speculatively as no end user is named in the planning documents.

A Holiday Inn Express hotel opened in 2017 while HSBC UK launched its new headquarters at 1 Centenary Square the following year.

A new government hub, housing teams from HM Revenue & Customs, Department for Work and Pensions and the Valuation Office Agency, started welcoming in staff in 2021 in 3 Arena Central.

The former Municipal Bank, which has stood on the site since 1933, is now called The Exchange and houses a café and exhibition and event space operated by University of Birmingham.
